Electrical inspections that a community of property owners must pass

Low-voltage electrical installations are subjected to the following inspections:

preliminary examination When they are turned on for the first time, when they are expanded, or when they are modified in any manner, any of the following installations must pass an initial inspection:

Locals of the community of owners’ public agreement. Buildings at risk of fire or explosion, with the exception of garages with fewer than 25 parking spaces. Changing rooms, saunas, and other wet rooms with a maximum permissible power of more than 25 kW are prohibited. Pools having a maximum permitted power of more than ten kilowatts (kW).

Unauthorized persons have access to sources with a maximum permissible power greater than 10 kW. Exterior lighting having a maximum permissible wattage of more than 5 kW.

Electric vehicle charging stations. These facilities may only be processed before a competent body of their Autonomous Community if the inspection is passed.

If the farm has industrial facilities with a maximum allowed power of more than 100 kW, or operation theaters and intervention rooms, these must pass an initial examination as well.

Every five years, there is a routine inspection. All community of owners installations that require an initial inspection must pass a periodic electrical inspection every 5 years. That is, all of the individuals stated in the preceding paragraph.

Maintenance of capacitor banks every ten years, an inspection is performed. Every ten years, all common installations in residential structures with a maximum allowed power of more than 100 kW must pass an electrical examination.
